Bayswater Eco Industry

By Brent Davern, Taylor Goddard, Paul Ventrice, Jackson Tomich, Holly Doherty

Introduction & Purpose – The Bayswater Industrial Area faces issues of poor image maintenance and non-governance, resulting in a disjointed and unsightly urban form. Adopting urban regeneration will see the emergence of a new identity, where the stakeholders are proud of where they operate.

Vision – “A regenerated BIA hopes to create a highly integrated environment with a diversity of industries, inspiring the adaptive reuse of existing buildings, innovation and creativity whilst supporting local employment opportunities”

The final design by the students was informed by a historical analysis of the site, the contextual analysis at a local and regional scale. The students assessed the site based on the area’s strengths, weaknesses, threats, and opportunities.

Aim – To restore the amenity of the area, preserve and improve the natural environment, and to encourage an environmentally conscious outcome for industrial use in the area.

The students’ final design was informed by analysing the existing stakeholders, the potential constraints and benefits of the site with an aim to improve the streetscape and economic vitality of the precinct. The students transformed the precinct to include a living stream and a new indoor sports centre as well as strategised to improve the general amenity of the streets through increased lighting, walking pathways and improved aesthetics.

Bayswater Eco Industry

By Brent Davern, Taylor Goddard, Paul Ventrice, Jackson Tomich, Holly Doherty

Regeneration strategies – The Bayswater Eco-Industry is the regeneration strategy for Precinct 2 of the Bayswater Industrial Area (BIA). The strategy focuses on sustainable and green industrial uses, resulting in the creation of a niche, modern cluster of much needed renewable and sustainable focused business operations. Five strategies are outlined in this plan, along with their associated sub-strategies, to ensure the outcome of this regeneration project will be economically, culturally, and environmentally viable to the BIA. These sub-strategies are Adaptive Reuse, Streetscape Design, Security, Sustainable Practice and Living Stream Formation.

The students’ final design focused on a 3 stage development, focusing on the adaptive reuse of areas, streetscape design, security, sustainable practice and a living stream.
